Pineapple Financial, a Canadian mortgage lending institution trading on NYSE American, has successfully digitized over $1 billion worth of home loan documentation on the Injective blockchain. This development represents a significant milestone in the ongoing transformation of conventional financial instruments into blockchain-native assets.
The tokenization initiative kicked off in December 2025 with an initial batch of 1,259 mortgage entries. Within nine months, by September 2026, the portfolio had expanded to 2,079 records, with the aggregate tracked value climbing to approximately $1.1 billionāa growth rate of nearly 48% from inception.
Injective operates as a purpose-built layer-1 blockchain network designed specifically for financial use cases. Pineapple selected this infrastructure as the technical backbone for its comprehensive mortgage digitization initiative.
Every blockchain-based record encompasses over 500 distinct data elements. These encompass borrower demographics, financing conditions, disbursement timelines and creditworthiness metrics, all consolidated into a single verifiable blockchain entry.
The company has emphasized that these tokenized assets do not constitute novel financial instruments. The digital records function as an overlay to the underlying mortgages, which maintain their original legal frameworks. The blockchain component serves to streamline verification processes and enhance risk assessment capabilities.
These digitized mortgage entries are identified under the ticker PAPL0, which presently holds a market capitalization around $1.1 billion, based on data from Token Terminal.
Substantial Work Remains
With 2,079 records digitized from a total target exceeding 29,000, the organization has completed approximately 7% of its comprehensive migration strategy. The full mortgage book represents over $10 billion in originated home loans.
The company separately maintains a $100 million position in native Injective tokens, with Kraken functioning as a key validator for its staked assets. This treasury allocation operates independently from the mortgage tokenization program.
Two supplementary offerings have been announced in connection with this strategy. The first involves a permissioned Mortgage Data Marketplace, enabling institutional participants to obtain anonymized loan-level intelligence. The second product, designated Pineapple Prime, would provide investors with access to mortgage-secured yield products through blockchain channels.
Property Tokenization Gains Momentum
Pineapple’s efforts align with a broader industry trend toward blockchain-enabled real estate documentation. In June, Apex Group partnered with Goldman Sachs, Archax and LRC Group on a tokenized property fund utilizing Goldman Sachs’ Digital Asset Platform.
Dubai’s Land Department initiated a second phase of its property tokenization experiment in February, leveraging the XRP Ledger following the successful digitization of approximately $5 million in real estate during its initial phase.
Tokenized property assets remain a modest component of the wider real-world asset ecosystem. The category represents roughly $226.5 million in distributed value, contrasted with $38.8 billion across all tokenized real-world assets monitored by RWA.xyz.
Pineapple’s initiative ranks among the most substantial individual undertakings in this domain, with its $10 billion migration objective surpassing the scale of most existing projects.
